The Briars Apartments project encompassed extensive building envelope improvements to 24 units, focusing on enhancing energy efficiency and overall comfort. The scope of work included the installation of new windows and doors, insulation upgrades, energy-efficient enhancements, replacement of the heating system, roof replacement, construction of a new carport, paving, site drainage, and various site work improvements. The interior received attention as well, with new flooring, cabinetry, and miscellaneous repairs and improvements as needed.

By implementing these improvements, the project not only enhanced the aesthetic appeal of the buildings but also significantly improved their energy efficiency and occupant comfort. These upgrades resulted in reduced operating costs for both the tenants and the owner.

The project, named Briars Apartments, was carried out for Twin Pines Housing Trust, with Sutido Nexus Architects & Planning serving as the architect. H.P. Cummings Construction Company acted as the construction manager, successfully completing the project in 2017.

The Kelley’s Field Apartments project involved the renovation of two buildings, owned by Cathedral Square Corporation and Evernorth (formerly Housing Vermont), which comprised 24 units of elderly housing. This initiative aimed to enhance the living conditions for the residents while implementing sustainable and energy-efficient practices. Throughout the project, great care was taken to ensure minimal disruption to the residents, as the buildings remained occupied during the renovation process.

The scope of work encompassed multiple aspects, including site paving, energy improvements, and general repairs. Various measures were implemented to enhance energy efficiency, such as installing new windows, doors, roofing, insulation, boilers, ventilation systems, and electrical enhancements. These upgrades were carefully coordinated among the project team, which included HP Cummings Construction, the owner, the architect, engineers, and a weatherization contractor. The project aimed to create a more sustainable and energy-efficient housing facility by working collaboratively.

In pursuit of sustainability goals, a weatherization contractor was specifically engaged by the owners to optimize the energy performance of the buildings. This collaboration resulted in the implementation of weatherization measures that further improved energy efficiency, contributing to long-term cost savings and reduced environmental impact.

A crucial aspect of the project involved meticulously coordinating the relocation of tenants during the renovation of their respective apartments. This careful planning and execution ensured that the residents’ comfort and well-being were prioritized throughout the construction process.

Additionally, the Home Energy Rating Certificate awarded a 5 Stars Plus Confirmed rating, affirming the project’s exceptional energy efficiency. The inclusion of the property on the National Register of Historic Places further highlights its historical and cultural significance.

Richmond Terrace, Senior Living Renovations, involved the transformation of 16 living units along with the addition of community spaces. The focus was on upgrading the structure’s insulation, encompassing the walls, attic, and slab edge, resulting in improved energy efficiency. The implementation of a new primary mechanical system utilizing air source heat pumps further contributed to sustainable heating and cooling solutions.

To promote sustainability, photovoltaics were installed to offset the increased electrical load, and new LED lighting was integrated throughout the building to reduce overall electricity consumption. The new fully electric heating and cooling system brings the project closer to achieving a Net Zero energy goal in the future, further aligning with the principles of environmental responsibility.

In recognition of its outstanding achievements in commercial building design and construction, this project received the prestigious Efficiency Vermont Better Building by Design Honor Award.

The successful realization of the Richmond Terrace project was made possible through the collaboration of Duncan Wisniewski Architects, Cathedral Square Corporation, and H.P. Cummings Construction Company, showcasing their commitment to creating sustainable, energy-efficient, and comfortable living spaces for the senior community.

This project involved adding an addition and renovations to 3 South Street at Middlebury College. This project included the construction of a new stone terrace, first-floor meeting, and living space with a residence above. The renovations included the installation of geothermal wells for heating and cooling and the installation of a solar array that produces 20% of the building’s electrical needs.

To achieve the LEED certification, this project had to meet or exceed numerous requirements amongst seven categories, including sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality, innovation in design, and regional priority credits.

This project received LEED Platinum certification and an Efficiency Vermont Honor Award for Commercial Major Renovation.

Comments regarding the blower door test results:

H.P. Cummings Construction Company, in collaboration with architect Black River Design Architects, successfully completed the Opera Block Housing Renovations project for AHEAD, Inc. This project involved the renovation of an occupied facility that comprised 34 units and a community area, catering to seniors or individuals with disabilities.

The scope of the renovations was extensive and aimed at improving the overall functionality and energy efficiency of the building. The elevator underwent a thorough overhaul, ensuring safe and reliable transportation for residents. The heating and ventilation systems were replaced, providing enhanced comfort and air quality throughout the facility. Electrical upgrades were implemented to meet modern standards.

To promote sustainability, an underground oil storage tank was eliminated, and numerous energy upgrades were performed. This included the installation of new windows, energy-efficient kitchen cabinets and appliances, water-saving plumbing fixtures, and new flooring and paint. Additionally, solar panels were installed on the roof to generate hot water for the building, reducing energy consumption.

Throughout the project, great care was taken to preserve the historical integrity of the property. The lower-level community space underwent renovations that respected and maintained the original building’s historical details, ensuring a harmonious blend of modern amenities and historic charm.

Olivia Beleau, representing AHEAD, expressed her appreciation for the project, stating:

The Lisbon Inn Housing Renovations project involved renovations to an occupied facility, including 19 units and a community area. The historic Lisbon Inn required a major facelift, addressing various needs such as the replacement of a 30-year-old underground storage tank, erosion in the parking area, deteriorated porches, paint failure, and aging windows and doors. The thermal envelope was improved by adding insulation and reducing air infiltration. All major building systems, including the elevator mechanism, HVAC, electrical system, lighting, sprinkler, and fire alarms, were replaced. Additionally, all apartments received new kitchens and baths, along with several cosmetic improvements. Being listed on the National Register of Historic Places, attention to detail and preserving the historic fabric of the properties were critical.

H.P. Cummings Construction Company, in collaboration with Cathedral Square Corporation and Duncan Wisniewski Architects, renovations were undertaken at Cathedral Square in 2010. The project primarily focused on energy-saving upgrades, including the installation of new windows, as well as general improvements such as kitchen replacements, upgrades to heating zones, enhancements to circulation spaces, and the addition of photovoltaics on the roof.

To facilitate the renovation process, blocks of 3 to 4 units, totaling 91 units, were made available for the contractor’s use. It is noteworthy that H.P. Cummings had originally constructed the 10-story housing project in 1979, adding historical significance to their involvement in the subsequent renovations at Cathedral Square.
