HP Cummings converted a portion of an existing building at Brattleboro Retreat into a patient care facility to accommodate the institution’s growing needs. The first floor underwent extensive renovations, with approximately two-thirds of the space receiving upgrades. The exterior was enhanced with new windows and insulation, while the interior saw plaster walls being removed and installing a new mechanical system. A one-story addition was constructed for patient exam rooms, and minor upgrades were made to ensure proper egress throughout the building. A new courtyard was also created for patient use, featuring a retaining wall, perimeter fence, and brick walkways.

Working closely with Brattleboro Retreat’s administration, Lavallee Brensinger developed multiple options for a 12,000 square foot, 12-bed Level 1 Behavioral Health Unit on the existing campus. The selected design focused on wellness, safety, and a strong connection to the outdoors. The historic Linden Lodge, built in the early 1900s, provided an ideal foundation with its large windows and high ceilings. Spaces were designed to incorporate natural light, openness, and features for patient privacy, engagement, education, and individual choice.

The collaborative efforts resulted in a successful project that met the growing needs of Brattleboro Retreat, providing enhanced patient care facilities within a limited timeframe and budget.

H.P. Cummings Construction Company, in collaboration with architect Vermont Integrated Architecture, successfully completed the Park House Renovations project for the Rochester Community Care Home, Inc. Park House, located in the historic building that was once the Rochester Inn, is a 16-resident living facility in Rochester, Vermont.

The renovations undertaken for this project aimed to enhance the safety, comfort, and functionality of the building. A sprinkler system was installed to ensure fire protection throughout the facility, and a kitchen hood was added to improve ventilation and cooking safety. Extensive air sealing measures and insulation were implemented to enhance energy efficiency and create a comfortable living environment. New windows were installed, including repairs to the attic windows, addressing both aesthetic and performance concerns. Additionally, structural reinforcement was carried out to ensure the integrity of the entire building.

To improve heating and energy efficiency, split unit heat pumps were installed in each living unit. These units provide both heating and cooling capabilities, offering personalized comfort to the residents. An air exchange water heater was also incorporated to supplement the existing heating system and provide efficient hot water supply.

The project involved reconfiguring the upstairs floor plan to accommodate five bathrooms and enclose existing bathrooms within individual living units. This redesign aimed to enhance privacy and convenience for the residents, creating a more comfortable living environment.

Additionally, a new elevator was installed to enhance accessibility and convenience for the residents. The inclusion of the property on the National Register of Historic Places further highlights its historical and cultural significance.

This project involved adding an addition and renovations to 3 South Street at Middlebury College. This project included the construction of a new stone terrace, first-floor meeting, and living space with a residence above. The renovations included the installation of geothermal wells for heating and cooling and the installation of a solar array that produces 20% of the building’s electrical needs.

To achieve the LEED certification, this project had to meet or exceed numerous requirements amongst seven categories, including sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality, innovation in design, and regional priority credits.

This project received LEED Platinum certification and an Efficiency Vermont Honor Award for Commercial Major Renovation.

Brattleboro Retreat enlisted the expertise of Lavallee Brensinger Architects and H.P. Cummings Construction Company for significant renovations to the Tyler building. The project involved the creation of a cafeteria and pharmacy on the ground floor, as well as the development of a 14-bed state inpatient facility on the fourth floor. This facility was intended to house patients from the Vermont State Psychiatric Hospital, which had to close due to damage caused by Tropical Storm Irene.

Through these renovations, Brattleboro Retreat aimed to establish a safe and healing environment that respects the well-being of patients, staff, and families. The focus was on creating a conducive atmosphere for high-quality mental health and addiction treatment for individuals of all ages, including children, adolescents, and adults.

The project required meticulous planning and coordination, particularly with regard to the mechanical and electrical systems. It was essential to ensure the operational functionality of these systems while achieving the desired finishes. Considerable attention was also given to acoustics, prioritizing noise reduction to foster a tranquil setting.

The renovations to the fourth floor of the Tyler Building were successfully completed in 2013, marking a significant milestone in Brattleboro Retreat’s mission to provide exceptional mental health and addiction treatment services.

This project involved the renovation of an occupied facility that comprised 34 units and a community area, catering to seniors or individuals with disabilities.

The scope of the renovations was extensive and aimed at improving the overall functionality and energy efficiency of the building. The elevator underwent a thorough overhaul, ensuring safe and reliable transportation for residents. The heating and ventilation systems were replaced, providing enhanced comfort and air quality throughout the facility. Electrical upgrades were implemented to meet modern standards.

To promote sustainability, an underground oil storage tank was eliminated, and numerous energy upgrades were performed. This included the installation of new windows, energy-efficient kitchen cabinets and appliances, water-saving plumbing fixtures, and new flooring and paint. Additionally, solar panels were installed on the roof to generate hot water for the building, reducing energy consumption.

Throughout the project, great care was taken to preserve the historical integrity of the property. The lower-level community space underwent renovations that respected and maintained the original building’s historical details, ensuring a harmonious blend of modern amenities and historic charm.

The Lisbon Inn Housing Renovations project involved renovations to an occupied facility, including 19 units and a community area. The historic Lisbon Inn required a major facelift, addressing various needs such as the replacement of a 30-year-old underground storage tank, erosion in the parking area, deteriorated porches, paint failure, and aging windows and doors. The thermal envelope was improved by adding insulation and reducing air infiltration. All major building systems, including the elevator mechanism, HVAC, electrical system, lighting, sprinkler, and fire alarms, were replaced. Additionally, all apartments received new kitchens and baths, along with several cosmetic improvements. Being listed on the National Register of Historic Places, attention to detail and preserving the historic fabric of the properties were critical.

The Springfield Community Health Center is situated in the historic Fellows Gear Shaper Company building, which holds significance as a former employer of 20,000 workers during World War II. Adjacent to the Black River, the building features a walking bridge that connects it to the main road, spanning over the river.

During the construction phase, our team undertook the demolition of various outbuildings and the renovation of 32,700 square feet of the mill into a state-of-the-art medical office building. A unique and innovative river water heat exchange system was installed as the heating system for the facility. Additionally, we enhanced the parking area, improved pedestrian and vehicular circulation, and revitalized the exterior facade of the building. It is important to note that the project site was classified as a brownfield site, which contained contaminants such as chlorinated solvents, petroleum, and polychlorinated biphenyl compounds.

The project, known as the Springfield Community Health Center, was commissioned by Springfield Medical Care Systems. Joseph Architects contributed to the architectural design, while our company served as the construction manager, ensuring the successful execution of the project from start to finish.
